Unpaid Rent and Defaults: How TREVI Property Management Handles It
Since the COVID-19 pandemic, rent indexation across Belgium and the wider BENELUX region has significantly increased rental prices. As a result, rental arrears and payment defaults have also risen. To learn more about rising rental prices in Belgium, read our blog article “Rental Prices Are Soaring”.
At TREVI Rental Management, our experienced property managers monitor rent payments on your behalf. This allows you to enjoy your real estate investment without stress.
In this article, we explain how a professional property manager deals with non-paying tenants.
The Rent Reminder Process: A Structured Approach
TREVI’s property management service includes a four-step rent reminder process, designed to ensure consistent follow-up and legal compliance.
1. First Reminder: Friendly Payment Notice (Free)
If the tenant is one month behind on rent, a first reminder is sent.
- This initial reminder is free of charge
- It assumes the delay may not be intentional
- The property manager also contacts the tenant directly to understand the situation and resolve any misunderstandings
2. Second Reminder: Administrative Fee (€10)
If payment is still not made:
- A second reminder is issued
- A €10 administrative fee is applied
3. Formal Notice (Notice of Default €25)
If the tenant continues to default:
- A formal written notice
is sent
- A €25 fee is applied
- This gives the tenant a final opportunity to settle the outstanding rent
4. Final Reminder: Legal Escalation Warning (€35)
If no payment is received:
- A fourth reminder is sent with a €35 fee
- The tenant is informed that the case will be transferred to legal services
Why is this process important?
A structured reminder system ensures a complete and legally sound file, which is essential if legal action becomes necessary.
Legal Follow-Up: Protecting the Landlord
If the tenant still does not pay after the reminder process:
- The property owner is contacted for approval
- The case is forwarded to a lawyer
- The landlord can choose TREVI’s legal partner or their own advisor
The process is handled with full transparency.
Through the YouRent owner portal, landlords can track all steps, access documents at any time and stay fully informed.
